The health and life sciences sector is worth over £94bn to the UK’s economy. It has been growing steadily for over a decade and continues to grow globally.
In the UK, the market for real estate to support this sector is immature. However, we now have a strong venture capital base backing start-ups, government support, and established academic excellence. Now we are delivering the space, in the right places, for the sector to grow.
It’s in Stanhope’s DNA to research drivers of urban real estate demand and build real estate solutions for the future. We have been securing and delivering a pipeline of opportunities for this sector since 2014 with assets in London, Oxford and Cambridge.

Asset Management

Working closely with science and tech companies has given us valuable insights into their requirements. We are able to help throughout their businesses’ lifecycle, from spin out SMEs to mature companies. Through research and active discussions with occupiers we have created a specification that we believe provides for the majority of speculative demand for the sector. We currently look after 7 science and tech occupiers at White City Place and with the launch of our Grow On labs, we will provide a further 30,000 sq ft for new life science occupiers.

We see asset management as more than just managing buildings. For us it’s about supporting and promoting the wellbeing of the businesses and communities we serve through genuine engagement and by providing the services, spaces and experiences for them to thrive.

Building in the right locations

With our partners, we are working on five opportunities within the Golden Triangle. In London at the British Library Extension and Royal Street we have secured permissions totalling c.3m sq ft, whilst at White City Place we have built a thriving ecosystem of life science, technology and innovation companies by repurposing existing buildings.

At Oxford North, we have commenced construction on a first phase of 150,000 sq ft of lab-enabled space for delivery in 2025, with a second consented phase approaching 500,000 sq ft.

We have also secured two development opportunities at Cambridge Science park, representing a potential 500,000 sq ft of science and tech development.
