Planning restrictions prove no obstacle to creating a stunning and distinctive design
The southern part of this island site next to Fenchurch Street Station falls within the St Olave's conservation area, designed to protect the small medieval church of St Olave's.
The planning restrictions have influenced the design of this commercial scheme, so while its northern end rises to 15 storeys, the southern façade is stepped to meet the conservation area. Far from seeing this as a disadvantage however, the design team have created set-backs into weather-protected roof terraces that form a distinctive architectural feature and also provide spectacular views over the Tower of London, London Bridge and the River Thames. The roof terraces offer complete flexibility to the tenant, who can use the space for functions, break-out spaces, for planting or any other use they desire.
The scheme has been designed for the insurance market and offers 160,000 sq ft of office space. In addition, 7000 sq ft of ground floor retail is included to greatly improve the local shopping offer. We are turning New London Street into a pedestrianised area as part of our contribution to the public realm.
As with all our projects we are aiming to better the energy efficiency requirements of the Building Regulations by 20 per cent. With a highly efficient solid to glazing ratio on the west elevation, louvred shading on the south façade and the use of water reclamation systems on the terraced areas, the building will meet exacting environmental standards. We are also researching the possibility of using the louvres for solar electricity generation. The building's services incorporate high efficiency chillers, four-pipe fan coil units driven by DC motors, variable speed control on the air-conditioning systems and heat reclamation and there is provision for solar hot water.
