Moorgate EC2

A group of dysfunctional buildings will be replaced by a high quality, modern office development

The development site sits within the Bank Conservation Area, and we were required to satisfy the City of London that the scheme would be of equal or higher standard than the existing buildings.  By consulting extensively with the City of London we have come up with a design that complements the restrained style of the buildings on surrounding streets, whilst allowing the creation of a modern, sustainable office environment.

The redevelopment will see a new central core building rise up behind the retained Moorgate and Tokenhouse Yard façades.  To reduce its impact, the building has been set back at the upper floors, improving light levels and minimising the perception of height and bulk from the street.  A mansard roof is being added to the original façade, bringing the building's height into line with its neighbours.

The eight-storey new building, topped by a three-storey lightweight glass enclosure, will provide 120,000 sq ft of office space and a 1,000 sq ft retail unit.  The late Victorian facades facing Tokenhouse Yard will be restored to create new residential.  The new modern lining behind the existing building fabric will vastly improve the building's environmental performance.
